Australia's love affair with property continues into the investment arena with Reserve Bank of Australia estimations that Australians who owned a residential property that was not their primary residence (second homes and investment properties), from 16 per cent in 2002 to 20 per cent in 2006.

The home-ownership rate was fairly stable between the survey periods (2002 to 2006), at around 67 per cent of households, of which around half owned their home outright.

Compared with similar studies done for the property owners in the USA which have the amount of property owners with two or more properties at around 15 -18% you can see that by comparison property investment in Australia is a popular form of investment.

This would no doubt have peaked over the last couple of years with the unprecedented growth in real estate prices in Australia.

What is relevant for property investment in Australia is that the levels of capital growth experienced over the last 15 to 20 years to now 2009 is extremely unlikely to continue.

This is despite the property industry and its associated spruikers which unfortunately seems to include nearly all main stream media continuing to talk up property prices.

The reason behind this is fairly obvious as real estate advertising particularly in print media in Australia has long been a cash cow that the newspapers are more than happy to continue to support.

If this means always putting a positive spin on any real estate story so be it, on top of this you have various levels of government continuing to prop up real estate prices the worse example of this being the Rudd governments extension and expansion for the first home buyer scheme.

The harsh reality in Australia's real estate market is that the property bubble that has been building for over 15 years is now in 2009 set to start deflating.

So it is pure speculation to expect Australian property investing will return huge capital growth in values over the next few years.

It would be more sensible to look to property investing with the idea of getting good rentals returns and taking advantage of Australia's current low interest rates by fixing you borrowing rates with you financial institution.
